Know your buyer
The new rules, with the file kept for you.
From 1 July 2026, real estate businesses that sell homes are covered by the AML/CTF reforms. OneAxis keeps a due-diligence file for each purchaser, rates it from named reasons, and holds a high-risk contract until a person on your team signs it off.
What OneAxis keeps
- A file for each purchaser: identity, who owns or controls a company or trust buyer, and where the money comes from
- A rating from named reasons, so every flag says why
- Screening for politically exposed people and sanctions, through your own screening account
- Records kept for seven years and exported in full whenever you ask
- Nominations and on-sales start fresh checks for the new purchaser
Foreign buyers
- Whether a foreign person may buy that home, and what they would pay on top
- The source and the date of every figure
- General information only. FIRB and your solicitor decide
Who decides
- You remain the reporting entity and decide whether to report
- OneAxis records and flags. It never files anything with the regulator
- It gives no legal advice
Limits, plainly
- Some checks need your own accounts: identity (Sumsub) and screening (ComplyAdvantage). Without them a reviewer records each check by hand
- Company extracts are attached by a reviewer until we connect an ASIC broker
- Rules and figures change. Each carries its source and the date we checked it
